Architectural Criteria and Review Procedure

The Declaration of Covenants, Conditions and Restrictions  (CC&R) for  Eagles Creek Homeowners Association establishes a review and approval procedure for all improvements proposed within the community. As set forth in Article IV, Section 22 of the CC&R, any improvement including but not limited to, exterior paint and roof color, pools, screen enclosures, walls, fences, landscaping, flagpole, play structure, satellite dish, sheds, driveway or any other improvement visible from any road or adjacent lot must first receive approval from the Architectural Review Committee prior to installation.

Upon receipt of all needed information, the Architectural Review Committee will approve, disapprove or require modifications within thirty (30) days of submittal. Please plan your projects accordingly. There is no option to expedite requests.

All plans submitted for review shall be evaluated for total effect and may be disapproved by the Architectural Review Committee, in its sole discretion.

Each request for approval should contain the required information:

  1. Submission Form: Fill out the Online Submission form that can be found by clicking HERE. You may also drop off or mail your request to BCM Services to 920 Third Street, Suite B, Neptune Beach, FL 32266. To print a request form at BCM Services website bcmservices.net under the “Forms” menu item on the homepage. Requests are not accepted via email.
  2. Written Description: Describe the project on the submission form. Include as many details as possible to avoid delays with the review process.
  3. Site Survey: This is required to show where you planning on installing or making the improvement as well as to verify the legal site address for the property (you should have received a copy of this at your closing.  Make a copy so you have one at all times)
  4. Picture: Include a current picture of the front exterior of your home. If the project requested is in the rear of the property, also include a picture of the rear.
  5. Additional Documentation: include any additional documentation needed for the project (i.e. material type, product specifications, color samples, dimensions, location, etc.)

Submissions that do not include all of the above-mentioned information will be automatically rejected and deleted. An email alert will be sent advising of the missing information and that the submission is denied. A new request will need to be submitted with all of the required information included to be accepted. Emailing information separate from the submission will not be accepted.

Your Covenants, Conditions and Restrictions (CC&R) document will outline the specifications for projects pertaining to the exterior of your property. The CC&R documents can be found by selecting the DOCUMENTS tab located at the top of the screen.
